What a Maintenance Visit Includes

A professional HVAC tune-up covers the full system: checking and cleaning the evaporator and condenser coils (dirty coils are the number one cause of reduced efficiency and premature compressor failure), testing refrigerant levels and checking for leaks, inspecting and tightening electrical connections, lubricating bearings and moving parts, testing the capacitor and contactor (the two cheapest parts that cause the most expensive failures), checking thermostat calibration and operation, inspecting the heat exchanger for cracks (gas furnaces — a safety-critical check), testing the flue and venting system, and replacing the air filter.

A standard HVAC tune-up costs $80–$150 per visit. We recommend twice-yearly maintenance: once in spring before cooling season and once in fall before heating season. Southern Utah's long cooling season makes spring maintenance especially important — catching a weak capacitor in April prevents a $500+ compressor burnout in July.

DIY Maintenance Between Visits

Between professional tune-ups, the single most important thing you can do is change your air filter every 1–3 months. A clogged filter restricts airflow, forces the blower motor to work harder, and causes the evaporator coil to freeze — a cascade that leads to expensive repairs. Keep the outdoor condenser unit clear of debris, weeds, and landscaping (maintain 2 feet of clearance on all sides). Run your system occasionally during the off-season so it doesn't seize from inactivity.
